As your Realtor, here is how we will guide you through the entire process, from viewing homes and financing, to making sure the final contract is in your best interests. This is a great time to purchase Real Estate because of the great interest rates, plenty of homes to choose from, and the home prices have came down.
There are great challenges in Clark County's market as a buyer. One is Short sales which requires third party approval. Short sales are dominating our market which means as a buyer you have to be patient when you make an offer. My last client waited 90 days before getting an approval from the lien holder, then the transaction started with a 30 day close.
The first step is to get pre-qualified from a mortgage lender or a Bank. It's very easy and you will receive a good faith estimate which will show settlement cost, and your monthly payment.
The second step is to start looking at homes. Once you start pre-viewing the homes with your Realtor you will get an educational sense of the local market, and the characteristics a home may offer.
Once you have found a home, I will show you homes that have sold in that area, and then you can make an offer.
